The apartment is rented furnished, a security deposit of one month’s rent will be required at the signing of the lease. This deposit will be collected by the LESSOR at the beginning of the lease. It will be returned in whole or in part to the TENANT at the end of the lease, after inspection by the LESSOR. Before signing the lease, the tenant must sign a document attached to the lease attesting to the state of the premises, the list of furniture and the inclusions. At the end of the Lease, the Lessee undertakes to return the BUILDING to the same condition as he received it, while taking into consideration the normal wear and tear of the BUILDING.

RENTAL CONDITIONS

A. No animals are allowed

B. Smoking is prohibited in the unit or anywhere else on the property, including the

Vaping.

C. The cultivation and inhalation of cannabis is prohibited.

D. The TENANT will have to provide proof of liability insurance of at least $2 million and proof of home insurance for his moveable property, and maintain these policies in force for the duration of the lease. The TENANT must provide proof of insurance of these policies to the LESSOR before the date of occupancy.

E. No subletting or short-term rentals of the Airbnb or similar type are allowed.

F. The tenant is responsible for all moving-in and moving-in costs as well as the rules related to the syndicate.

G. The tenant will be responsible for paying any penalty due to non-compliance with the regulations and the declaration of co-ownership.

H. The tenant is responsible for the payment of all costs related to the loss of keys or the Remote control.

All rental promises will be conditional on a credit score report of the Equifax, TransUnion, Trustii or Oligny & Thibodeau companies transmitted by the TENANT, as well as a letter of confirmation of employment (salary, position), all to the complete satisfaction of the LESSEE.
